Our lenders know that there are instances where even the most responsible individuals are placed in a position where they are NOT capable of meeting their monthly obligations. Layoffs, downsizing, marital difficulties, health issues, overextended credit. There are many reasons that cause obligations to be paid late. Some will eventually lead to personal bankruptcy. While not all lenders will want to lend to those who have had problems in the past, non-conventional financing is available. In these instances, underwriting guidelines are somewhat different. It is important that you be capable of demonstrating that whatever situation that caused the late payments be cured. Non-conventional financing usually requires a somewhat higher equity positions.
